Overview
NSS was appointed to carry out the safe replacement of a damaged high-level glazed unit at Deansgate Towers, a prominent residential landmark in Manchester. Due to the unit’s location at height on the façade, specialist access was required to complete the work without disruption to building operations.
The Challenge
- The glass panel was located at a significant height, inaccessible via standard methods.
- The building remained fully occupied, requiring careful coordination to ensure minimal disruption and maximum safety.
- The replacement needed to maintain the building’s aesthetic and structural integrity.

The Solution
To access the glazed unit safely, NSS utilised the building’s BMU (Building Maintenance Unit) cradle system. Our specialist glazing team, trained in BMU operations and high-rise façade work, carried out the following:
- Developed a detailed Risk Assessment and Method Statement
(RAMS) - Worked with building management to implement a safe
exclusion zone below the work area - Used the BMU cradle to safely reach and remove the
damaged unit - Installed a like-for-like replacement with precision, preserving
the tower’s exterior finish
Results
- Glazing replaced safely and successfully using the existing BMU system
- Zero disruption to residents or building operations
- No health and safety incidents Project completed on time, to specification, and with a high quality finish.
